Cyprus’ New-Build Home Sales Reach €1.15 Billion In First Half

Cyprus’ new-build residential market recorded 3,594 apartment and house sales worth €1.149 billion in the first half of 2026, according to Landbank Analytics. Limassol generated the highest transaction value, Nicosia recorded the largest number of sales, while Paphos remained the leading district for high-value houses. Together, the figures highlight distinct trends across Cyprus rather than a uniform national market.

Mid-Market Homes Continue To Dominate

Between January 1 and June 30, new-build apartment and house sales recorded an average transaction value of €319,618, while the median price stood at €232,500. Apartments accounted for 2,977 transactions, or 82.8% of total sales, generating €810.6 million in value. Their average selling price reached €272,274, while the median stood at €215,000.

House sales totalled 617 transactions worth €338.1 million. Although they represented just 17.2% of overall sales, houses generated 29.4% of the market’s total value, reflecting their higher price point. Average and median prices reached €548,049 and €365,000, respectively.

Most Homes Sold Below €400,000

Pricing data showed that 54.3% of all new-build homes sold for less than €250,000 during the first six months of the year. Including properties priced between €250,000 and €400,000, the share rose to 83% of total transactions. At the upper end of the market, only 103 homes, or 2.9% of all sales, changed hands for more than €1 million.

Nicosia Records Highest Sales Volume

Nicosia led Cyprus in transaction volume with 1,063 new-build residential sales worth €232.9 million. Average transaction value reached €219,108, while the median price stood at €185,000. Apartments accounted for 894 sales, compared with 169 houses.

Lakatamia recorded the highest level of activity with 200 transactions, followed by Strovolos (183), Latsia (132), Engomi (100) and Aglantzia (95). Activity in the capital remained concentrated in apartment developments targeting domestic buyers.

Limassol Leads In Market Value

Limassol generated €435 million from 1,050 new-build transactions, accounting for 37.9% of the market’s total value despite representing 29.2% of overall sales. Average transaction value reached €414,307, while the median price stood at €302,910. Apartment sales totalled 895, compared with 155 houses.

Within the district, Limassol municipality led with 384 transactions worth €136.1 million. Agios Athanasios followed with 148 sales, while Germasogeia recorded 132. Median transaction value in Germasogeia reached €472,500, placing it among Cyprus’ most expensive residential markets.

Bitcoin Surges 23% In A Week As Investor Optimism Returns

Bitcoin was on track for a weekly gain of around 23% on Friday as a series of positive macroeconomic and policy developments boosted investor sentiment.

The cryptocurrency was trading about 6% higher at roughly $77,000, up from around $62,800 at the start of the week. Crypto-related stocks also rallied, with Coinbase and Circle gaining more than 9%, while Strategy rose 7%.

Macro Factors Fuel Rally

Bitcoin’s latest surge began Wednesday after Treasury yields fell sharply following a major intervention by the U.S. Treasury in the bond market. Lower yields eased pressure on risk assets and helped trigger a broader move into cryptocurrencies.

The rally was further amplified by a major short squeeze. Around $2.7 billion in crypto short positions were liquidated, according to CoinGlass.

Max Stuedlein, head of Partnerships at Sygnum APAC, said the move reflected an alignment of macroeconomic and policy catalysts, including the Treasury’s decision to increase buybacks of longer-dated government debt.

Clarity Act Boosts Sentiment

Investor confidence improved further on Thursday as the White House and crypto industry leaders made a final push to advance the Clarity Act in the coming weeks.

The legislation is widely viewed as a potential catalyst for the crypto market, although its chances of passing remain relatively limited.

Despite the rally, bitcoin remains well below its 2026 high of $94,820 reached in January and its all-time high of $126,198, set last October.

Analysts See More Volatility Ahead

Lucy Gazmararian, founder and managing partner at Token Bay Capital, said the crypto market may be approaching the end of its bear cycle.

She expects bitcoin could experience one more decline of around 20% before the market turns, pointing to historical cycles and the recent liquidation of heavily leveraged short positions.

Gazmararian also described bitcoin as a long-term hedge against monetary debasement, while warning that its short-term price remains highly volatile and driven by market cycles.
